The bridge family

One kind of loan, three ways to use it.

Every bridge loan we make is short-term and interest-only. What changes is the job the money does.

Fix & flip

Buy a property and fund the rehab together, then sell. Purchase and rehab, interest-only, draws usually funded within 1 business day.

Up to 90% of cost · 12–24 months

Fix & flip loans

New construction (ground-up)

Build from the ground up with the money released as you hit milestones. Ground-up builds with a draw schedule and an optional financed interest reserve.

85–90% of cost · 12–24 months

New construction loans

Stabilized bridge

A bridge for a rental that is already working.

For investors who own or are buying a leased rental and need short-term money first, with a long-term DSCR loan as the plan.

A short-term, interest-only bridge on a stabilized rental property, 12 months with an 18–24 month extension available, up to 70% LTV.

  • Interest-only payments while the loan is outstanding.
  • Underwritten on the property, which is already leased and producing rent.
  • Usually paid off by a refinance into our DSCR rental loan.

Terms are subject to underwriting, appraisal, title, and insurance.

How it works

In, add value, out.

A bridge loan has a start and an end. Know your exit before you apply; we will ask about it.

  1. 1

    Buy or build

The bridge loan funds the purchase, the rehab or the build, so you can close on the deal while the property is not yet ready for long-term financing.
  2. 2

    Add value

You renovate, build or lease up while paying interest only. On fix & flip and new construction loans, draws are usually funded within 1 business day.
  3. 3

    Exit

Sell the property, or refinance into a long-term DSCR rental loan that qualifies on the rent. Either one pays the bridge loan off.

What is a bridge loan for real estate investors?+
A bridge loan is short-term, interest-only financing that carries an investment property from purchase or construction to its next step: a sale, or a refinance into a long-term rental loan. At Funded Capital, bridge is the family that covers fix & flip, new construction (ground-up) and stabilized bridge loans.
What is a stabilized bridge loan?+
A short-term, interest-only bridge on a stabilized rental property, 12 months with an 18–24 month extension available, up to 70% LTV. It suits a rental that is already leased when you need short-term money now and a long-term loan later. The usual exit is a refinance into a DSCR rental loan.
Is a bridge loan the same as a hard money loan?+
Our bridge loans are private, asset-based loans, the kind investors often call hard money. We look first at the property and your plan for it, and every loan is underwritten on its own deal.
How fast can a bridge loan close?+
You get a term sheet in about 2 hours on average, and most loans close in 5–10 business days. Your written term sheet sets the rate and final terms for your deal.
Can I refinance a bridge loan into a DSCR loan?+
Yes. DSCR rental is the long-term loan a bridge usually leads to: 30-year fixed, up to 80% LTV, qualified on the property's rent rather than your tax returns.
Who can get a bridge loan from Funded Capital?+
Business-purpose loans for real estate investors only. The property must be an investment property, never a home you live in, and the loan closes in an LLC or other business entity. We lend in 45 states.
